Additionally, we are hosting a Preproposal Conference and Site walk on Tuesday, August 6th, 2024 at 12:00am. Regarding your GMP Submission, Please note we are asking for you to upload your bid and completely fill out the bid form on Building Connected. This is the only way bids will be reviewed and verified. We will have official descope meetings to review your bid, Schedule, long lead item/equipment feedback, logistics and overall understanding of the project and contract documents.
CORE AND SHELL:
THE SCOPE OF WORK INCLUDES STABILIZATION AND SELECTIVE RESTORATION OF THE EXISTING TO REMAIN MASONRY FACADE, EXTERIOR WINDOWS, EXTERIOR DOORS, SLOPED SLATE ROOF AND FLAT MEMBRANE ROOF. THE FOUR STORY BUILDING WITH THE GROUND LEVEL PARTIALLY BELOW GRADE IS STRUCTURED WITH REINFORCED CONCRETE AND STEEL, AND ENCLOSED BY A BRICK MASONRY CAVITY WALL ASSEMBLY. SELECTIVE REPAIR AND STABILIZATION OF THE STRUCTURE IS INCLUDED IN THIS WORK, ALONG WITH BUILDLING ENVELOPE MODERNIZATION. THE EXISTING BUILDING STAIRS AND CORRIDORS ARE EXISTING TO REMAIN; ONE NEW ELEVATOR IS PLANNED FOR THIS PROJECT. THE ANCILLARY BOILER HOUSE BUILDING IS PLANNED FOR RENOVATION AND MODERNIZATION. THE EXISTING BRICK MASONRY WALL WILL BE DISASSEMBLED AND REBUILT AS THE BASE OF NEW WALL AND ROOF CONSTRUCTION, RAISING THE HEIGHT OF THE ROOF FOR THE PROPOSED WMATA MECHANICAL SHOP. THE ORIGINAL SMOKE STACK IS EXISTING TO REMAIN AND NOT PART OF THIS SCOPE.
INTERIORS:
THE INTERIOR SCOPE OF WORK INCLUDES ABETMENT AND FIRE PROTECTION THROUGHOUT THE BUILDING. THE SPRINKLER SYSTEM WILL BE INSTALLED IN TWO PHASES, WITH THE FIRST PHASE IN THE NORTH HALF OF THE BUILDING. FULL MODERNIZATION AND FIRE SUPPRESSION OF THE UNOCCUPIED SOUTH SIDE OF THE BUILDING WILL OCCUR AS ADDITIONAL SPACE IS DEVELOPED WITHIN THE BUILDING. A 3-HOUR RATED PARTITION SEPARATES THE NORTH / SPRINKLERED SIDE OF THE BUILDING FROM THE SOUTH SIDE.
THE DCIA PROJECT REQUIRES APPROX. 50,000 SF OF THE TOTAL 226,500 SF. THE 50,000 SF IS SPREAD OVER TWO FLOORS ON THE NORTH HALF OF THE BUILDING. INTERIOR MODERNIZATION WORK FOR THE DCIA PROJECT INCLUDES PARTIAL DEMOLITION OF THE ARCHITECTURAL INTERIORS ALONG WITH FULL DEMOLITION OF THE REMAINING MEP SYSTEMS. THE DCIA PROGRAMMED SPACE, CONNECTOR SPACES (SHARED BUILDING SPACES), HORIZONTAL CIRCULATION AND REQUIRED STAIRS (VERTICAL CIRCULATION FOR EGRESS) WILL RECEIVE A FULL MODERNIZATION. THIS WORK INCLUDES NEW PARTITIONS, CEILINGS, FINISHES, FURNITURE, MECHANICAL, ELECTRICAL, PLUMBING, AUDIO VISUAL AND SECURITY. THE REMAINING 176,500SF OF EXISTING BUILDING WILL BE SECURED AND CONVERTED INTO A COLD DARK SHELL IN PREPARATION FOR FUTURE REUSE. THE ORIGINAL GYMNASIUM, AUDITORIUM AND LIBRARY ARE NOT PART OF THIS SCOPE BUT ARE SEEN AS SOCIALLY SIGNIFICANT AND ARE PROPOSED AS REHABILITATION ZONES.
PLANNED WORK INVOLVES A LEVEL 2 ALTERATION, BUILDING ADDITIONS, AND A CHANGE OF OCCUPANCY TO A HISTORIC BUILDING. THE RESTORATION AND REHABILITATION ZONES ARE INDICATED ON THE DRAWINGS.
LEVEL 2 ALTERATIONS INCLUDE BUILDING ENVELOPE MODERNIZATION, THE ADDITION OF A BUILDING SPRINKLER SYSTEM ON THE NORTH SIDE, UPGRADES TO THE BUILDING ACCESSIBILITY, AND ALTERATIONS FOR TENANT IMPROVEMENTS.
BUILDING ADDITIONS INCLUDE AN ACCESSIBLE ENTRY LOBBY ON THE GROUND FLOOR, REPURPOSING THE BOILER HOUSE STRUCTURE, PROVIDING A NEW SUPERSTRUCTURE AND INFILL ADDITIONS CONNECTING THE NEW STRUCTURE TO THE MAIN BUILDING (THE EXISTING BUILDINGS ARE CONNECTED AT THE TUNNEL AND LOWER LEVEL OF THE BOILER HOUSE).
A LEVEL 3 ALTERATION FOR SELECTIVE DEMOLITION AND HAZARDOUS MATERIALS ABATEMENT IS ONGOING UNDER SEPARATE PERMIT.
